Buying A Home: What Does Your Agent Point Out At First Visit?

I often write about first time buyers and why they want to be represented by a “buyer’s agent” (all buyers really) and here is just another example.  My office partner showed one of my listings to a buyer who found it on the Internet.  He is new to the area and a first time buyer.  Investors totally renovated my listing and are now selling.  Everything is updated and with good quality choices.  However it has some challenges with total square feet and no basement.

 

She was representing my seller and the buyer was calling listing agents to show him homes.  In fact he was late because he had to wait for the agent at his previous viewing.  In the same week, I showed one of my listings to a buyer who doesn’t want a “Buyer’s Agent” because she feels she will save money if she uses the listing agent.

 

The first buyer decided against my listing but called us to work with him on finding a home.  While our first priority is to sell our listing, after a buyer decides they are not interested, we propose working with them to find the right one.  So my office partner took this buyer out and started showing other listings.  One of his first comments was “I can’t believe how much you are telling me about this home that you did not say about the first one you showed me!”

When I recently showed my listing to a buyer, I was very complimentary about the home – it is lovely and priced well.  However it does need new windows, a new furnace and has some challenges with the location.  As a seller’s agent, I would never point this out to a buyer.  I answer all questions about the home and condition honestly (if those questions are asked).  As a seller’s agent, I am not offering any additional information about a home.

 

This is particularly important for first time buyers to know - it is in your very best interest to be represented – and it costs you only an agency commission fee.  Our office charges $250 that is paid only at closing.  The seller often covers this in closing costs for a buyer.  I don’t know where buyer’s think they save money (I have heard this before) – particularly in a “buyer’s market”.  The seller pays all commission and most everything else if a buyer’s agent asks for closing costs. 

 

I have taken care of both buyers and sellers in a transaction and am as fair as possible in representing everyone and have the best interests of all parties.  However, we are a designated agency so my first responsibility goes to the seller.  If you are a buyer, it is in your best interest to be represented.  You want a Realtor working only for you-making sure you get the best home in the best condition in the best area at the minimal cost for your price range.  A buyer’s agent will do a market analysis and negotiate aggressively on your behalf.  You want a home inspection and you want to be represented every stop of the way.  Think about it . . . it makes sense.

Oakland County Michigan Market Analysis May 2009

The following is a monthly market analysis for Oakland County Michigan Real Estate.  It compares only residential homes sold in May 2009 with April 2009 to determine the # of homes sold for the month and the increase/decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.   Oakland County Market Analysis for Homes Sold also compares year ending May 2008 to May 2009.   Since Pontiac & Southfield have been hit hard with foreclosures, this market analysis calculates sold prices with and without these cities. This verifies importance of not using generalities when determining market trends-individual cities vary according to # of foreclosures, schools and property taxes.  To insure most leases are not included in data, minimum sale price used was $10,000.

Market Analysis for Oakland County May 2009

May 09 median price for All Oakland County homes remained the same from April 09.  # Of homes sold in May 09 decreased 6% from April 09

Southfield & Pontiac are cities hit heavily with foreclosures that affect the overall median price of homes sold in Oakland County.  Taking out these cities in the analysis shows a very slight decrease in overall sold median price in May 09 and a 12% decrease sold price in bank owned for May 09

There is a 72% higher median price of private owned homes sold in all of Oakland County compared to private owned in just cities of Pontiac & Southfield

May 09 median sale price decreased 32% from May 08 & 3% increase in # homes sold.   As Pontiac & Southfield indicate, sold prices vary from city to city and must be calculated independently to get a true picture of current market trends.

Medium Sale price yr ending May 09 compared to yr ending May 08 decreased 26%

Berkley Michigan Art Bash

 

With two great events in Oakland County Michigan, I split my time between the Berkley Michigan Art Bash and the Royal Oak Clay Glass & Metal Show.  There were around 65 artists at the 8th Annual Art Bash in downtown Berkley and my favorite part of the art fair were two budding artists at the “spin art” booth.  This is the type of activity that always attracted me at similar fairs as a younger person and I probably would rather have been spinning that shooting video.  However these two girls captured my interest with their creativity and persistence in getting just the right colors.

 

Even though the “budding young artists” caught most of my attention, I also enjoyed the chimes made of silverware, the pet dinner plates and the music. . . I did manage to pass up the candy-roasted cashews – usually an automatic treat at street fairs.  It was definitely a day well spent.

Clay Glass & Metal Street Fair in Downtown Royal Oak Michigan

 

The Clay Glass and Metal Street Fair is one of Royal Oak's Chamber of Commerce most popular annual events! I attended the Royal Oak in Bloom and did not want to pass up another opportunity to stroll downtown Royal Oak.  Between the Clay Glass & Metal Show, Royal Oak in Bloom and the Antique & garage sale, an estimated 80,000 visitors come to the city each year.  This show is dedicated to artwork created with heat and this was the first year that metal was included.

 

The event also featured live demos, children's activities, entertainment and food (of course). Sidewalk Cafes were open and I was tempted to get a table and people watch but wanted to also visit the Berkley Art Bash going on the simultaneously.  As evidenced in the following video, I love to focus on children and appreciate their participation in these events.  From petting dogs, making beads, gluing sand to paper and just having fun, their involvement and freedom of expression is heart warming.

Birmingham Michigan Village Fair

 

Working within a few blocks of Birmingham Michigan, I often attend the events in Shain Park.  Days before the 46th annual Village Fair, I was downtown and saw the Ferris wheel going up.  Being a favorite of mine growing up on the west side of Michigan, my attendance was almost guaranteed.  I was going out of town the weekend of the Village Fair but it opened on a Thursday and it was my only chance.  I worked until 8PM and it looked a bit like rain but I couldn’t resist stopping by.   And sure enough, you will see my video view of Birmingham from the very top of the Ferris wheel.  What’s more, the attendance was minimal at the fair in the evening and they said the ride required two people.  They took mercy on me (the camcorder must have counted) and I was the only one riding and they stopped for a few minutes at the very top . . .

The rides were definitely the hit at the fair.  I did encounter a young very excited boy (declined to be in the video) helping to locate his sister’s shoe.  I saw them bringing a broom to the booth and stopped to inquire.  He explained how they were riding “Freak Out” and his sister lost her shoe, which landed on the top of the tent.  On a quieter note, I couldn’t resist filming the floating ducks – these brought back by earliest memories of picking one up to see the number and always winning something.  It was great weather and all weekend and I imagined the crowds the Birmingham Village Fair must have had and the fun I would have captured – but then I wouldn’t have had my very own private ride on the Ferris wheel.
