Royal Oak in Bloom & Mr. Rainbarrel

 

It was a beautiful day for the 16th annual Royal Oak in Bloom – perfect for a stroll among the flowers provided by over 60 vendors.  Hosted by the Royal Oak Chamber of Commerce, there were gazing balls, yard ornaments and ceramic pots but it was the flowers, ferns and friends that were the highlight.  Being on Mother’s Day, many families were attending after Mother’s Day Brunch so what better way to further celebrate the love and contribution of the mother’s in our lives than a stroll through Royal Oak in Bloom.

 

While I was out to capture the local flavor of Royal Oak and enjoy the flowers, I happened across Jon Muresan, Mr. Rainbarrel who says on his GrassFire RainBarrels handout “A Rainy Day is a Good Day!”  He goes on to say that rain barrels conserve water and lower water cost.  I found this particularly interesting because our May 2009 publication of Metropolitan Realtor had an article on how “Going ‘Green’ Boosts Bottom Line”.   Our MCAR publication identified ‘going green’ as “recycling, reusing and reducing”.   In terms of reusing they cited that a “3,000 square foot house that collects roof water from a 1-inch rainfall would save 1,875 gallons of water.  In an area that receives 20 inches of rain per year, that’s 36,500 gallons of water that could be reused.”

 

I am always interested in the environment and being “Green” but didn’t quite understand the concept of collecting rain water and what to do with the water when I collect it - should I drink it – my garden and is already watered by the rain – so I was quick to get this question answered by Mr. Rainbarrel himself.

The following is a monthly market analysis for Berkley Michigan Real Estate.  It compares only residential homes sold in April 2009 with March 2009 to determine the # of homes sold for the month and the increase or decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.  Berkley Market Analysis of Homes Sold also compares year ending April 2008 to April. 2009.  To exclude leases in data, minimum sale price used was $5,000.

April 09 median sale price decreased 27% from April 08 & 25% increase in # homes sold.  

Year ending April 2009 median sale price compared to yr ending April 08 decreased 16%;

The following is a monthly market analysis for Oakland County Michigan Real Estate.  It compares only residential homes sold in April 2009 with March 2009 to determine the # of homes sold for the month and the increase/decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.   Oakland County Market Analysis for Homes Sold also compares year ending April 2008 to April 2009.   Since Pontiac & Southfield have been hit hard with foreclosures, this market analysis calculates sold prices with and without these cities.  To insure most leases are not included in data, minimum sale price used was $15,000.

April 09 median price for All Oakland County homes decreased 5% from March 09.  # of homes sold in April 09 increased 20% from March 09

Southfield & Pontiac are cities hit heavily with foreclosures that affect the overall median price of homes sold in Oakland County.  Taking out these cities in the analysis shows a 14% higher overall sold median price in April 09 and a 22% higher sold price in bank owned for April 09 separating Oakland County from Pontiac & Southfield.   For March 09:  8% higher overall median price and 12% higher bank owned median price

There is a 78% higher median price of private owned homes sold in all of Oakland County compared to private owned in just cities of Pontiac & Southfield

April 09 median sale price decreased 34% from April 08 & 13% increase in # homes sold.   As Pontiac & Southfield indicate, sold prices vary from city to city and must be calculated independently to get a true picture of current market trends.

Medium Sale price yr ending April 09 compared to yr ending April 08 decreased 24%

Vintner's Cellar in Royal Oak Hosts Wine Event with Master Sommelier

 

Vintner’s Cellar in downtown Royal Oak first came to my attention when they followed me on Twitter. I always check out local tweeter’s and my interest was peaked—not to mention that I love wine.  Having been a food & beverage server in a previous life with a basic understanding of wine, I saw this as a great opportunity to go “behind the scenes” to observe wine making.  Also hearing they were hosting a wine tasting event with @winegenie (Master Sommelier Claudia Tyagi), I thought it would be a great opportunity to showcase a new local business in Royal Oak.  I interviewed co- owners Lisa Berry and Sheryl Racey about the experience of blending, bottling, and labeling custom wines.  I was especially intrigued with the tremendous sacrifice of Lisa and Sheryl with having to taste the wine throughout the whole process.  I think my hour spent was not sufficient to get the full “flavor” of the wine making experience.

I asked Claudia Tyagi to describe the "Wine 101" evening at Vintner's Cellar.  She said it will be a basic, lighthearted introduction to the tasting of wine which basically involves “see, smell & taste” along with beginner's information about grape varieties.  Six wines will be tasted in sequence with portions approximately one ounce each.  After the event, guests will have a much better idea of which wines they'd like to explore further.  The tasted wines will be available for purchase at Vintner's Cellar.  @winegenie promised a fun evening with just the right amount of learning included. Wine 101 is May 27 from 7PM - 8:30PM.

 

Claudia further stated that she is “happy to be involved with Vintner's Cellar because what they do gives the average person a chance to visualize & become a part of the wine making process.  I'm all for anything that demystifies wine and allows it to be enjoyed in an easy, natural manner, as a part of the human nourishment of body and soul”. 

 

A visit to Vintner’s Cellar is well worth the trip to be educated in the process of making wine.   Probably more fun is to actually make your own  wine, which includes coming back to bottle it yourself, choose (or design) your own label and share it with friends—your own private label.  You can even host your own wine making party at @Vintner's Cellar of Royal Oak!

The Truth About Foreclosures

In the Metro Detroit area, I get a lot of calls from investors who hear "Buy Homes for $1 in Detroit".  I have even seen items on the Internet with similar promises.  The other day I had someone call me after hearing (or reading) something to this affect and wanted to buy a home cheap that already has a tenant; bringing about $800 monthly rent and one that did not need a lot of repairs.  It was all I could do to keep from saying - You Have Got To Be Kidding! (And maybe they were but they sounded downright serious).  There may be homes in Downtown Detroit that go for a dollar but buyers must know that it is probably condemned and needs a lot of work - after all. . . a dollar is a dollar. . .

While I find more homes in good repair that are foreclosures or HUD homes, I think all Realtors have a story of some surprises they have seen in the course of the past year.  I have seen furnaces gone, pipes cut in basements for no reason but to purposely do damage; I have seen a nice home (outside and inside) until we came to the basement and it was full of frozen water half way up the stairs; I have even seen a breaker/fuse panel removed.  I always have my camera and flip video with me and have started taking pictures of a few favorites.

My clients were looking to buy a HUD Home and this was is in a nice area of Wayne County.  They drove by and it was very promising on the outside.  From the windows, the damage was not obvious.  However, for the right price they were very interested in doing the work (below) to fix it up - HUD thinks it is worth about $10,000 more than what my buyers feel is reasonable.  We are watching this one.

The next one is located in Oakland County and I showed it to a first time buyer.  They loved the neighborhood, the size and dimensions described in the multiple listing service - and the outside.  Good so far. . .

When we first walked in, the living room was full of trash - old pictures of the previous tenants, clothing etc.  No problem as it had nice hardwood floors (needing refinishing) and good floor plan.  Then we turned the corner. . .  This one should have been somewhat closer to the dollar side of the equation in pricing.  The upstairs bath had been leaking for some time and the blown in insulation was dripping down as if it was mud or cement.  This one was a pass.

So, in the Metro Detroit areas of Oakland and Wayne Counties, there are lots of foreclosed homes and HUD homes -- many of which are probably investor delights.  We are also seeing a large amount of short sales which are usually in good condition.  However, I have not yet seen any for a dollar.   Anyone who calls I just say - it's a good time to buy, there are many bargains, but remember, you get what you pay for.

Downtown Rochester MichiganUpland Hills Ecological Awareness Center along with the City of Rochester and the Rochester DDA hosted the 4th annual Earth Day.  It was Michigan's largest Earth Day gathering and was enjoyed over two days with an expected attendance of over 50,000.  Earth day in Rochester offered a wide variety of family fun.  Activities were informative, earth-friendly including: 150+ green and wellness exhibits, presentations and films, alternative vehicle and energy displays, organic food service, farmers' market and petting farm, kids corner, hands-on demonstrations, music and entertainment, prizes drawings, free massage and so much more including a community-building Connections Cafe'.  Connecting with people and creating community solutions for a greener future is the goal of Rochester and Rochester Hills.

Earth Day is celebrated in the US on April 22 and is a day designed to inspire awareness and appreciation for the Earth's environment. It was founded by U.S. Senator Gaylord Nelson as an environmental teach-in in 1970 and had developed into a global celebration in many countries every year. This date is Spring in the Northern Hemisphere and Autumn in the Southern Hemisphere. Many cities around the US utilize Earth Day as a time to bring awareness to and act to protect our planet.  It is the largest annual secular event in the world, observed in 150 countries by over one billion people.
