Private owned median prices stayed relatively the same in April 2010 from March ‘10 & # of homes sold increased 46%.  Bank owned homes median price decreased 11% in April 2010 from March 2010.  April 2010 median sale price increased 21% from April 2009 & and # homes sold increased 19% in April 2010. Yr ending Apr. ‘10 median sale price compared to yr ending Apr. 09 decreased 24%.

March 2010 median sale prices increased 24% from Feb. ‘10 & # of homes sold increased 39%. Private owned median prices increased 14% in March 2010 from Feb. ‘10 & # of homes sold increased 36%. Bank owned homes median price increased 13% in March 2010 from February 2010. March 2010 median sale price increased 7% from March 2009 & and # homes sold decreased by 18% compared to a year ago. Yr ending Mar. ‘10 median sale price compared to yr. ending Mar. 09 decreased 26%. In the Year-to-date comparisons below, we are seeing a positive increase from the previous month and March 2009 but the year end totals are still declining.  Statistics rounded to nearest % -compiled from RealComp II data believed to be reliable.

February 2010 median sale prices decreased 2% from January 2010 & # of homes sold stayed the same. Private owned median price decreased 32% in Feb. 2010 from Jan. 2010 and # of homes sold increased 11%.  Bank owned homes median price increased 31% in February 2010 from January 2010.  February 2010 median sale price increased 9% from a year ago February 2009 & # homes sold stayed the same in Feb. 2010. Yr ending Feb. 2010 median sale price compared to year ending Feb. 09 decreased 26%.  The Year to date summary (farther below), indicates that the market is still volatile with figures fluctuating considerably.  While Berkley Michigan was up from the previous year (Feb. 09), there is still a steady decline from the previous months – although it is by a smaller margin. Berkley Michigan Market Analysis Homes Sold January 1, 2009 – December 31, 2009

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Berkley Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.   For the last 3 months in Berkley for 2009, we see a small trend upward where home values increased from the same months in 2008 and compared to the previous months in 2009.  There is actually a positive # reported for December but there is still a high negative value in the year-end comparisons.  It is too soon to predict a trend upwards and 2009 was the worst year for median home prices compared to previous years.

Market Analysis for Homes Sold in Berkley MI November 2009

Nov. 09 median sale prices remained relatively the same from Oct. 09 & # of homes sold decreased 21%. Private owned median prices increased 3% in Nov. 09 from October 09 & # of homes sold remained the same.  Bank owned homes median price increased 27% in Nov. 09 from October 09. 

November 09 median sale price decreased 25% from November 08 & 16% increase in # homes sold.  

Yr ending Nov. 2009 median sale price compared to yr ending Nov. 08 decreased 28%

Oct. 09 median sale prices increased 15% from Sept. 09 & # of homes sold increased 8%. Private owned median prices increased 10% in Oct 09 from September 09 & # of homes sold stayed the same. Bank owned homes median price decreased 31% in Oct. 09 from September 09. 

Oct. 09 median sale price decreased 30% from Oct 08 & 21% increase in # homes sold.  

Yr ending Oct 2009 median sale price compared to yr ending Oct. 08 decreased 30%
