January 2010 median sale price decreased 5% from January 2009 & 83% increase in # homes sold in Jan. ’10.

December 09 median sale prices increased 28% from November 09 & # of homes sold decreased 23%. Private owned median prices increased 41% in Dec. 09 from Nov 09 & # of homes sold decreased 36%. Bank owned homes median price decreased 29% in Dec. 09 from Nov. 09. 

December 09 median sale price increased 33% from December 08 & 40% increase in # homes sold.

November 09 median sale prices decreased 23% from October 09 & # of homes sold decreased 19%. Private owned median prices decreased 38% in Nov. 09 from Oct 09 & # of homes sold stayed relatively the same. Bank owned homes median price increased 20% in Nov. 09 from Oct. 09. 

November 09 median sale price decreased 20% from November 08 & 62% increase in # homes sold.

Beverly Hills Market Analysis for March 2009 & First Quarter 2009

This is a monthly market analysis for Beverly Hills Michigan.  It compares only residential homes sold in March 2009 with Feb. 09 determining # of homes sold for the month & increase/decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.  Beverly Hills Market Analysis also compares First Quarter 2009 to 2008 and year ending March 2008 to March. 2009.  To exclude leases in data, minimum sale price used was $5,000.

Market Analysis

March. 09 median sale prices decreased 53% from Feb. 09 & a 25% decrease in # of homes sold. Private owned median price increased 12% in March 09 from Feb. 09.  Bank owned homes median price decreased 51% in March. 09 from Feb. 09.  Keep in mind only 1 private home sold in March 09

Mar. 09 median price decreased 74% from Mar. 08 & 63% decrease in # homes sold

First Quarter 09 median sale price decreased 61% from First Quarter 2008 & 63% decrease in # homes sold

Year ending Mar. 2009 median price compared to yr ending Mar. 08 decreased 23%;

Beverly Hills Market Analysis for February 2009

The following is a monthly market analysis for Beverly Hills Michigan.  It compares only residential homes sold in Feb. 2009 with Jan. 2009 to determine the # of homes sold for the month and the increase/decrease in average sold price.  It also includes Dec. 2008 to show the extreme fluctuation over the last few months in Beverly Hills.  This market analysis also distinguishes how many homes were recorded to be Bank Owned/HUD as opposed to private owned.   First figures include private, bank owned and short sales.  In the latter part of 2008, Realtors were required to categorize ownership status so figures for bank owned for Feb. 2008 were not included.  To insure that most leases were not included in data, minimum sale price used was $10,000.

Feb. 09 median sale price decreased 32% from Jan. 09 & 50% increase # of homes sold. No Bank owned homes sold in Jan. 09 to make a comparison in median price

Jan. 09 saw a 28% increase in median sale price from Dec. 08

Feb. 09 median sale price decreased 50% from Feb. 08 & 50% decrease in # homes sold. 

Medium Sale price yr ending Feb. 2008 compared to yr ending Feb. 2009 decreased 25%;

Beverly Hills Michigan Home Price Statistics July 2008

"How is the market doing" and "what is my home worth right now" and "can I afford to sell"--these are all common questions foremost in most seller's minds today.  In an attempt to identify the current market status, here are statistics for Beverly Hills for a six month period from 2/1/2008 to 7/31/2008.  Also there is a comparison from the same period one year ago.  The statistics are based on all homes with a basement, a garage (any size), minimum 3 bedrooms and minimum one bath.  This does not indicate what indvidual homes may be currently worth since all homes vary in number of baths, individual updates of mechanicals and interiors etc.  However, this will give an idea of the overall picture.  If you would like a free comparative market analysis on your home, click here.

The average number of listings and number of solds were fairly consistent in the last six months compared to same six month period one year ago.  While the average list price dropped by $10,022.00 or 3%, the average sold price dropped by $38,722.00 or 12.5% since this same period one year ago.  Average Days on Market for solds increased slightly.

*NOTE: Concessions are never reported in the SOLD price of homes. When doing a Comparative Market Analysis these have to be looked up individually and subtracted from the sale price to arrive at the true amount that sellers receive for their home at closing. In the first time buyer range, concessions are frequently given which lowers the sale price reported her. Statistics compiled from Realcomp II.
