Southfield & Pontiac are cities hit heavily w/ foreclosures affecting overall median price of homes sold in Oakland County.  Removing these cities in the analysis shows a 2% increase in overall sold median price in July 09 and a 5% increase median sold price in bank owned for July 09

There is a 63% higher median price of private owned homes sold in all of Oakland County compared to private owned in just cities of Pontiac & Southfield in July 09

July 09 median sale price decreased 24% from July 08 & 6% increase in # homes sold.   As Pontiac & Southfield indicate, sold prices vary from city to city and must be calculated independently to get a true picture of current market trends.

June 09 median price for All Oakland County homes increased 7% from May 09.  # Of homes sold in June 09 increased 17% from May 09

Southfield & Pontiac are cities hit heavily w/ foreclosures & affect overall median price of homes sold in Oakland County.  Removing these cities in analysis shows a 13% overall higher median sold price in June 09 & a 5% decrease median sold price in bank owned for June 09 

There is a 60 % higher median price of private owned homes sold in all of Oakland County compared to private owned in just cities of Pontiac & Southfield in June 09

The following is a monthly market analysis for Oakland County Michigan Real Estate.  It compares only residential homes sold in May 2009 with April 2009 to determine the # of homes sold for the month and the increase/decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.   Oakland County Market Analysis for Homes Sold also compares year ending May 2008 to May 2009.   Since Pontiac & Southfield have been hit hard with foreclosures, this market analysis calculates sold prices with and without these cities. The following is a monthly market analysis for Oakland County Michigan.  It compares only residential homes sold in March. 2009 with Feb. 2009 to determine the # of homes sold for the month and the increase/decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.   Oakland County Market Analysis also compares first quarter sales and year ending March. 2008 to March 2009.  To insure most leases are not included in data, minimum sale price used was $15,000.

Market Analysis for Oakland County March 2009

March 09 median price for All Oakland County homes increased 5% from Feb. 09.  # of homes sold in March 09 increased 21% from Feb. 09

Southfield & Pontiac are cities hit heavily with foreclosures which affect the overall median price of homes sold in Oakland County.  Taking out these cities in the analysis shows an 8% higher overall sold median price in Mar. 09 and a 12.5% higher sold price in bank owned for Mar. 09.   For Feb. 09:  14% higher overall and 15% higher bank owned

Mar. 09 median sale price decreased 29% from Mar. 08 & 15% increase in # homes sold.   As Pontiac & Southfield indicate, each city must be calculated independently to get a true picture of current market trends.

First Quarter 2009 median price of All Homes sold decreased 31% from first quarter 2008 and # of homes sold increased 10%

The following is a monthly market analysis for Oakland County Michigan.  It compares only residential homes sold in Feb. 2009 with Jan. 2009 to determine the # of homes sold for the month and the increase/decrease in average sold price.  It also distinguishes how many homes were recorded to be Bank Owned/HUD. as opposed to private owned.   First figures include all homes-private, bank owned, HUD and short sales.  In the latter part of 2008, Realtors were required to categorize ownership status so statistics are not included for bank owned Feb. 2008.  Oakland County Market Analysis also compares year ending Feb. 2008 to Feb. 2009.  To insure that most leases were not included in data, minimum sale price used was $25,000.

Southfield & Pontiac are cities hit heavily with foreclosures which affect the overall median price of homes sold in Oakland County.  Taking out these cities in the analysis shows a 16% higher overall sold median price and a 14% higher sold price in bank owned for Feb. 09.   For Jan. 09:  15% higher overall and 10% higher bank owned

Feb. 09 median sale price increased 5% from Jan. 09 & an 8% increase # of homes sold. Bank owned homes median price increased 4% in Feb. 09 from Jan. 09

Feb. 09 median sale price decreased 35% from Feb. 08 & 4% increase in # homes sold.   Feb. 08 figures could not be calculated (explained above).  Keep in mind that there is a big percentage difference when some cities are excluded as described above.

Medium Sale price yr ending Feb. 2008 compared to yr ending Feb. 2009 decreased 23%;

Jan. 2009 compared to Dec. 2008 shows an 8% decrease in avg. sale price for all homes & a 30% decrease in # of homes sold. Bank owned homes decreased 20% in Jan. 09 from Dec. 08.  Avg. bank owned sold price decreased 6% from Dec. 08.

Jan. 2009 had a 28% decrease in Avg. sold price compared to Jan. 2008 for all homes sold. Bank owned homes had a 42% increase in # sold & a 5% decrease in Avg. sold price

Oakland County Michigan Market Analysis 2008 Compared to 2007

The following is an end of the year market analysis for Oakland County Michigan.  It compares residential homes sold in 2007 with 2008 to determine the # of homes sold for the year and the increase/decrease in average sold price.  It also distinguishes how many homes were recorded to be Bank Owned as opposed to private owned.   Total number of Homes Sold include private, bank owned and short sales.  In the latter part of 2008, Realtors were required to categorize ownership status so figures may not truly reflect the actual number of bank owned for 2007 and part of 2008.  This data includes many communities hit hard with foreclosures like Southfield and Oak Park as well as very high priced homes in the millions such as Bloomfield Hills.  To insure that leases were not included, the search started at $25,000 minimum price.
