Year ending July 2010 median sale price compared to year ending July 09 decreased 3%.

Rochester Hills Michigan Market Analysis & Statistics Homes Sold February 2010

February 2010 median sale prices decreased 9% from January 2010 & # of homes sold stayed relatively the same. Private owned median price increased 9% in Feb. 2010 from Jan. 2010 and # of homes stayed relatively the same.  Bank owned homes median price decreased 21% in February 2010 from January 2010.  February 2010 median sale price decreased 13% from a year ago February 2009 & # homes sold increased 36% in Feb. 2010. Yr ending Feb. 2010 median sale price compared to yr ending Feb. 09 decreased 16%.  The Year to date summary (farther below), indicates that the market is still very volatile in Rochester & Rochester Hills Michigan.  February was not a good month and year to date totals are still in the negative from January 2010 and February 2009.  However, the margin is declining by a slightly smaller percentage. Rochester & Rochester Hills Market Analysis & Statistics Homes Sold January 1, 2009 – December 31, 2009

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Rochester and Rochester Hills Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  In the last 2 months of 2009, we see significant change where home values are leveling off from the previous months in 2008 however this is small and not yet developed over time.  The year ending comparisons for the last 3 months have not declined further but this is nothing to get excited about as they are at an all time low over the past 5 years.

December 09 median sale prices remained relatively the same compared to Nov. 09 & a 16% decrease # of homes sold. Bank owned homes median price increased 6% in Dec. 09 from Nov. 09 

Private owned homes median price increased 3% in December 09 from November 09 & # homes sold decreased 18% in December 09

December 09 median sale price remained relatively the same from December 08   

Yr ending Dec. 09 median sale price compared to yr ending Dec. 08 decreased 18%
