July 2010 median sale price decreased 6% from July 09 & # homes sold increased 37% in July 2010. Private owned median price increased 4% in March 2010 from Feb. 2010.  Bank owned homes median price increased 23% in March 2010 from February 2010. March 2010 median sale price decreased 1% from March 09 & # homes sold increased 10% March 2010. Yr ending March 2010 median sale price compared to yr. ending March 09 decreased 18%.  In the Month to Month comparisons for the past year (further below), the market is still fluctuating - however the gap from this is narrowing consistently over the past four months.

February 2010 median sale prices decreased 9% from January 2010 & # of homes sold increased 24%. Private owned median price increased 2% in Feb. 2010 from Jan. 2010.  Bank owned homes median price decreased 21% in February 2010 from January 2010.  February 2010 median sale price increased 5% from a year ago February 2009 & # homes sold increased 44% in Feb. 2010. Yr ending Feb. 2010 median sale price compared to yr ending Feb. 09 decreased 20%.  In the Year to date summary (farther below), there has been a steady decline in the median price comparisons each month (2010) when compared to the year ending 2009 of the previous month since September.  While prices are still declining, it indicates that the gap is narrowing – possibly moving to a leveling of the market. Royal Oak: Homes Sold January 1, 2009 – December 31, 2009

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Royal Oak Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  While the median prices are sill falling in Royal Oak, it is moving in the right direction from the highest point the beginning of the year and in July 2009.  Overall, the bad news is that median prices declined the most in 2009 most likely due to the mass amounts of foreclosures on the market.

December 09 median sale prices decreased 13% from Nov. 09 & # of homes sold decreased 10%. Private owned median price decreased 10% in Dec. 09 from Nov. 09 with a 29% decrease in # of homes sold in Dec..  Bank owned homes median price increased marginally in December 09 from November 09. 

Dec. 2009 median sale price decreased 5% from Dec. 08 & # homes increased 40% in Dec. 2009
