These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month in Beverly Hills.  We are seeing a narrowing margin of decline each month compared to 2008.  This indicates that prices may be starting to stabilize but too soon to say with the erratic fluctuations in the month to month statistics.  Year ending December 2009 was up 17% (-08%) compared to the negative -25% the market was down yr. ending 2008  - even though it is still a negative value.

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.   For the last 3 months in Berkley for 2009, we see a small trend upward where home values increased from the same months in 2008 and compared to the previous months in 2009.  There is actually a positive # reported for December but there is still a high negative value in the year-end comparisons.  It is too soon to predict a trend upwards and 2009 was the worst year for median home prices compared to previous years.

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  In the last 2 months of 2009, we see significant change where home values are leveling off from the previous months in 2008 however this is small and not yet developed over time.  The year ending comparisons for the last 3 months have not declined further but this is nothing to get excited about as they are at an all time low over the past 5 years.

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  In Ferndale, it has been consistently rising month to month except August and December (holiday month).  For the last 3 months of 2009, we see a trend upward where home values are increasing from the same months in 2008 and a declining negative value in the year-end comparisons.  This indicates that prices may be starting to stabilize.  Year ending December 2009 was up 7% compared to the negative 41% the market was down yr. ending 2008  - even though it is still a negative value.

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  While the median prices are sill falling in Royal Oak, it is moving in the right direction from the highest point the beginning of the year and in July 2009.  Overall, the bad news is that median prices declined the most in 2009 most likely due to the mass amounts of foreclosures on the market.

Before and After - Worth Seeing What an Investor Contributed to the Neighborhood

The ‘seasoning’ rule (dictating when an investor can resell a home with FHA financing) was recently removed on homes acquired through foreclosure.  The following pictures are a perfect example of what makes this a wise decision.  With all the foreclosures on the market and the need to have then occupied quickly – keeping them from being turned into neighborhood eyesores – makes the decision an obvious one.

 

I work with a couple of investors and I am always anxious to see the finished product of their renovations.  This particular investor found me on the Internet when they were unhappy with the marketing strategies (and lack of feedback) they received from their previous agent.  I did not see that home “before” but was impressed with their work and the level of quality they used – even though it was very moderately priced (under $60,000).   

 

On their next one, they asked me to stop by and give a few suggestions for resale value.  I couldn’t wait to see what they created out of how it looked when I stopped by – in fact; there was a long list from the city before they could get the certificate of occupancy.  Here are the before and after pictures:

What I like about the work they do is that they will buy a little nicer quality than what the market may support for the resale price.  For example, I said that a less expensive kitchen cabinet could have been used and maybe linoleum in the kitchen rather than porcelain tile.  They really care about the beauty of the finished product and it is a hard decision to put in lesser quality items.  

 

Like I said, investors make a huge contribution to the neighborhood – even the city officials were impressed on this one.

This home is a find – completely made over with quality!  I was asked by this investor to see the home when they bought it to make a few suggestions on the work that needed to be done.  I was very excited to see the finished product - the before and after contrast was almost unrecognizable.  The kitchen was gutted & now has cherry wood cabinets and a porcelain tiled floor. The hardwood floors have been beautifully refinished Hardwood; the bathroom renovated with a granite counter vanity; new Ply Gem energy star vinyl windows; new Trane forced air furnace; new roof; new HWH; new doors-exterior & interior; attic storage w/ pull down stairs & the list goes on.  There is  nothing to do for YEARS!
