Berkley Michigan Market Analysis Homes Sold January 1, 2009 – December 31, 2009

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.   For the last 3 months in Berkley for 2009, we see a small trend upward where home values increased from the same months in 2008 and compared to the previous months in 2009.  There is actually a positive # reported for December but there is still a high negative value in the year-end comparisons.  It is too soon to predict a trend upwards and 2009 was the worst year for median home prices compared to previous years.

Jan. 2010 median sale prices decreased 32% from Dec. 09 & # of homes sold decreased 12%. Private owned median prices increased 23% in Jan. 2010 from December 09 & # of homes sold decreased 38%. Bank owned homes median price decreased 39% in Jan. ‘10 from December 09. 

January 2010 median sale price decreased 24% from January 2009 & and # homes sold stayed relatively the same.  

Yr ending Jan. ‘10 median sale price compared to yr ending Jan. 09 decreased 27%

Nov. 09 median sale prices remained relatively the same from Oct. 09 & # of homes sold decreased 21%. Private owned median prices increased 3% in Nov. 09 from October 09 & # of homes sold remained the same.  Bank owned homes median price increased 27% in Nov. 09 from October 09. 

November 09 median sale price decreased 25% from November 08 & 16% increase in # homes sold.

Bank owned homes median price decreased 25% in Sept 09 from August 09 & # of homes sold increased 57% in Sept. 09.

The following is a monthly market analysis for Berkley Michigan Real Estate.  It compares only residential homes sold in May 2009 with April 2009 to determine the # of homes sold for the month and the increase or decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.  Berkley Market Analysis of Homes Sold also compares year ending May 2008 to May 2009.  To exclude leases in data, minimum sale price used was $5,000.

Berkley Michigan Market Analysis Homes Sold May 2009

 

The following is a monthly market analysis for Berkley Michigan Real Estate.  It compares only residential homes sold in May 2009 with April 2009 to determine the # of homes sold for the month and the increase or decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.  Berkley Market Analysis of Homes Sold also compares year ending May 2008 to May 2009.  To exclude leases in data, minimum sale price used was $5,000.
