Birmingham Michigan Farmer's Market Opening Day May 2, 2010

 

This is opening day of the Birmingham Michigan Farmer's market - May 2, 2010.  Each year the Birmingham Michigan Farmer's Market opens for the summer at the Municipal Parking Lot #6 on North Old Woodward Ave. The Farmer's Market is every Sunday at 9AM - 2PM.  Fresh produce, flowers, vegetables, baked good, organic foods, live entertainment and Kid Zone of kids' crafts.

This week the live entertainment was Paul Miles on the guitar.  While there were more flowers than produce this early in the season, it's a great place to visit each week to get great fruit and vegetables.  I was very entertained by a demo of the Magic Vase Amazing Hat by Mriya Designs who can often be found at the Market - or her website. Each week there are activities for the kids and this week, they are seen her making a special tile for their favorite teacher in honor of Teacher Appreciation Week (May 3-7).

March 2010 median sale prices increased 18% from February ‘10 & a 26% increase # of homes sold. Private owned homes median price increased 17% in March ‘10 from Feb. ‘10.  Bank owned homes median price increased 12% in March ‘10 from Feb. ‘10. March 2010 median sale price decreased 7% from March 09. Yr ending Mar. 2010 median sale price compared to yr. ending Mar. 2009 decreased 7%.  While the yearly comparisons (at the bottom) are improving, the totals have not yet leveled off and are still declining from previous months and year 2009.   Statistics rounded to nearest % -compiled from RealComp II data believed to be reliable.

February 2010 median sale prices decreased 38% from January 2010 & # of homes sold increased 27%. Private owned median price decreased 34% in Feb. 2010 from Jan. 2010.  Bank owned homes median price decreased 51% in February 2010 from January 2010.  February 2010 median sale price decreased 30% from a year ago February 2009 & # homes sold increased 27% in Feb. 2010. Yr ending Feb. 2010 median sale price compared to yr ending Feb. 09 decreased 13%.  The Year to date summary (farther below), indicates that the market is still volatile with figures fluctuating considerably.  Clearly February was not a good month for Birmingham Real Estate. Birmingham Michigan:  Homes Sold January 1, 2009 – December 31, 2009

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  For the last 3 months of 2009, we see a trend upward where home values are increasing from the previous months in 2008 and a declining negative value in the same months.  This indicates that prices may be starting to stabilize.  Year ending December 2009 was up 7% compared to the negative 21% the market was down yr. ending 2008  - even though it is still a negative value.

December 09 median sale prices remained relatively the same from November 09 & a 13% decrease # of homes sold. Private owned homes median price increased 10% in Dec. 09 from Nov. 09.  Bank owned homes median price decreased 10% in Dec. 09 from November 09. 

December 09 median sale price increased 11% from December 08.

Yr ending Dec. 2009 median sale price compared to yr ending Dec. 08 decreased 14%
