Private owned median decreased 18% in April 2010 from March ‘10.  Bank owned homes median price decreased 23% in April 2010 from March 2010.  April 2010 median sale price increased 39% from April 2009. Yr ending Apr. ‘10 median sale price compared to yr ending Apr. 09 stayed relatively the same.

Ferndale Monthly Market Analysis Homes Sold March 2010

March 2010 median sale prices increased 27% from Feb. ’10 & a 25% increase in # of homes sold. Private owned median increased 23% in March 2010 from Feb. ‘10.  Bank owned homes median price decreased 32% in March 2010 from February 2010.  March 2010 median sale price increased 44% from March 2009.  Yr ending Mar. ‘10 median sale price compared to yr ending Mar. 09 decreased 16%. The market has been fluctuating considerably from month to month.  Below are yearly comparisons in Ferndale where 7 of the last 12 months have been positive figures.  We see a trend upward where home values are increasing from the same months in 2009 and a declining negative value in the year-end comparisons.  This indicates that prices may be starting to stabilize in Ferndale.

Ferndale Monthly Market Analysis Homes Sold February 2010

February 2010 median sale prices decreased 41% from January 2010 & # of homes sold increased by 33% from Jan. 2010. Private owned median price decreased 43% in Feb. 2010 from Jan. 2010 and # of homes sold increased 32%.  Bank owned homes median price increased 13% in February 2010 from January 2010.  February 2010 median sale price increased 33% from a year ago February 2009 & # homes sold stayed about the same in Feb. 2010. Yr ending Feb. 2010 median sale price compared to yr ending Feb. 09 decreased 25%.  The Year to date summary (farther below), indicates that the market is on an upward swing in Ferndale Michigan.  While February was not a good month, the market has been increasing for the past 5 months compared to the same period the previous year.  Year to date totals are still in the negative from the previous year but the margin is continually by a smaller margin. Ferndale: Statistics & Market Analysis Homes Sold January 1, 2009 – December 31

 


These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Ferndale Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  In Ferndale, it has been consistently rising month to month except August and December (holiday month).  For the last 3 months of 2009, we see a trend upward where home values are increasing from the same months in 2008 and a declining negative value in the year-end comparisons.  This indicates that prices may be starting to stabilize.  Year ending December 2009 was up 7% compared to the negative 41% the market was down yr. ending 2008  - even though it is still a negative value.

Sept. 09 median sale prices increased 11% from August 09 & a 16% decrease in # of homes sold. Private owned median price decreased 15% Sept. 09 from Aug. 09 & a 24% increase in # homes sold in Sept. 09.  Bank owned homes median price decreased 21% in Sept. 09 from August 09 & 43% decrease in # homes sold in Sept 09. 

September 09 median sale price decreased 42% from September 08 

Yr ending Sept. 09 median sale price compared to yr ending Sept. 08 decreased 50%;
