Northville Michigan Market Analysis July 2009

July 09 median sale prices & # of homes sold remained relatively the same from June 09.  Privately owned homes increased 16% in July 09 and Bank owned homes median price decreased 53% in July 09 from June 09. # of bank owned homes increased 22% in July 09 from June 09.  Median price is because a couple higher end bank owned homes sold and does not necessarily reflect a drastic decrease in price

July 09 median sale price decreased 24% from July 08 & 8% increase in # homes sold.  

Year ending July 2008 median sale price compared to yr ending July 09 decreased 11% & a 5% increase in # of home sold.

Statistics rounded to nearest % -compiled from RealComp II data believed to be reliable.

Monthly market analysis for Northville Michigan compares residential homes sold in July 2009 with June 2009 to determine the # of homes sold for the month and the increase or decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned & not calculated.   To exclude leases in data, minimum sale price used was $5,000.

Northville & Northville Twp. Market Analysis Homes Sold February 2009

The following is a monthly market analysis for Northville & Northville Twp., Michigan.  It compares only residential homes sold in Feb. 2009 with Jan. 2009 to determine the # of homes sold for the month and the increase/decrease in average sold price.  It also distinguishes how many homes were recorded to be Bank Owned/HUD. as opposed to private owned.   First figures include all homes--private, bank owned and short sales.  In the latter part of 2008, Realtors were required to categorize ownership status so figures were not accurate and not calculated for bank owned Feb. 2008 or YTD.  To insure that most leases were not included in data, minimum sale price used was $12,000.

Market Analysis

Feb. 09 median sale price decreased 17% from Jan. 09 & a 3% increase # of homes sold. Bank owned homes median price decreased 18% in Feb. 09 from Jan. 09

Feb. 09 median sale price decreased 23% from Feb. 08 & 16% increase in # homes sold. Bank owned homes median price decreased 32% in Feb. 09 from Feb. 08

Medium Sale price yr ending Feb. 2008 compared to yr ending Feb. 2009 decreased 16%;
