Rochester & Rochester Hills Market Analysis & Statistics Homes Sold January 1, 2009 – December 31, 2009

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  In the last 2 months of 2009, we see significant change where home values are leveling off from the previous months in 2008 however this is small and not yet developed over time.  The year ending comparisons for the last 3 months have not declined further but this is nothing to get excited about as they are at an all time low over the past 5 years.

January 2010 median sale price remained relatively the same from January 2009

he following is a monthly market analysis for Rochester & Rochester Hills Michigan.  It compares only residential homes sold in May 2009 with April 2009 to determine the # of homes sold for the month and the increase or decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.  To exclude leases in data, minimum sale price used was $10,000.

May 2009 Market Analysis Rochester Hills

May 09 median sale prices decreased 4% from April 09 & a 21% increase # of homes sold. Bank owned homes median price decreased 11% in May 09 from April 09 # of bank owned homes sold remained the same

Private owned homes median price decreased 3% in May 09 from April 09 & # sold increased 35% in May 09

May 09 median sale price decreased 13% from May 08 & # homes sold increased 18%.  

Year ending May 2009 median sale price compared to yr ending May 08 decreased 14%;
