August 09 median sale prices decreased 44% from July 09 & an 18% increase in # of homes sold. Private owned median price increased 21% in August 09 from July 09 & # homes sold decreased 24% from July 09.  Bank owned homes median price decreased 12% in August 09 from July 09 & # homes sold increased 46% in Aug. 09. 

August 09 median sale price decreased 38% from August 08 

Yr ending Aug. 09 median sale price compared to yr ending Aug. 08 decreased 47%;
