Birmingham Michigan:  Homes Sold January 1, 2009 – December 31, 2009

These statistics compare month-to-month median price of homes sold from January 1, 2009 to December 31, 2009 in Birmingham Michigan. The statistics also compare each month to the previous month in the same year and the same month in 2008.  The year ending figures on the third line compare median price of homes sold year ending January 2009 compared to year ending January 2008 and similarly each month thereafter.  The market has been fluctuating considerably from month to month.  For the last 3 months of 2009, we see a trend upward where home values are increasing from the previous months in 2008 and a declining negative value in the same months.  This indicates that prices may be starting to stabilize.  Year ending December 2009 was up 7% compared to the negative 21% the market was down yr. ending 2008  - even though it is still a negative value.

Yes, the numbers seem to be improving. Here's hoping that the banks don't dump some inventory on the market.

Drew, Lee & Lizette:  Yes the market seem to be improving - but too soon to celebrate.  I have been hearing since October that there are huge amount of foreclosures coming but haven't seen them yet.  Time will tell.
