Ferndale Monthly Market Analysis Homes Sold March 2010

March 2010 median sale prices increased 27% from Feb. ’10 & a 25% increase in # of homes sold. Private owned median increased 23% in March 2010 from Feb. ‘10.  Bank owned homes median price decreased 32% in March 2010 from February 2010.  March 2010 median sale price increased 44% from March 2009.  Yr ending Mar. ‘10 median sale price compared to yr ending Mar. 09 decreased 16%. The market has been fluctuating considerably from month to month.  Below are yearly comparisons in Ferndale where 7 of the last 12 months have been positive figures.  We see a trend upward where home values are increasing from the same months in 2009 and a declining negative value in the year-end comparisons.  This indicates that prices may be starting to stabilize in Ferndale.
