Oakland County Michigan Market Statistics for January 2009

The following is a monthly market analysis for Oakland County Michigan.  It compares only residential homes sold in Jan. 2009 with Dec. 2008 to determine the # of homes sold for the month and the increase/decrease in average sold price.  It also distinguishes how many homes were recorded to be Bank Owned/HUD. as opposed to private owned.   First figures include private, bank owned and short sales.  In the latter part of 2008, Realtors were required to categorize ownership status so figures may not truly reflect the actual number of bank owned Jan. 2008.  To insure that most leases were not included in data, minimum sale price used was $20,000.

Market Analysis

Jan. 2009 compared to Dec. 2008 shows an 8% decrease in avg. sale price for all homes & a 30% decrease in # of homes sold. Bank owned homes decreased 20% in Jan. 09 from Dec. 08.  Avg. bank owned sold price decreased 6% from Dec. 08.

Jan. 2009 had a 28% decrease in Avg. sold price compared to Jan. 2008 for all homes sold. Bank owned homes had a 42% increase in # sold & a 5% decrease in Avg. sold price
