      <title>My Hairdresser Living in Livonia Michigan Was Killed</title>
      <description>&lt;p&gt;In high school, I was voted "girl with the &lt;strong&gt;&lt;em&gt;Most Beautiful Hair&lt;/em&gt;&lt;/strong&gt;".&amp;nbsp; I had natural blonde hair that I could sit on.&amp;nbsp; While I still care very much about my hair and appearance, I have grown a little less obsessed with the title bestowed on me.&amp;nbsp; My hair is now a darker blonde and my hairdresser blends in highlights that give me the illusion of being the natural blonde of my youth.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Hair is important to almost every woman I know.&amp;nbsp; A friend was constantly asking (several times in an hour) for advice about her hair-of which she never followed.&amp;nbsp; Finally I forbid her to talk to me about her hair. After an operation, I still remember my sister (still groggy) being rolled into her room asking "how does my hair look.&amp;nbsp; The "good hair" days and the "bad hair" days can be a significant barometer of how the whole day will go.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/6/2/0/5/1/ar123959972815026.jpg" height="184" alt="" width="125"&gt;Gary Gagnon styled &amp;amp; colored my hair for over 20 years.&amp;nbsp; When I began to move out of the "long hair I can sit on" phase, I found Gary very soon.&amp;nbsp; Since that time, I have only gone to one other person.&amp;nbsp; I didn't like my hair so I came to Gary in tears and he fixed it.&amp;nbsp; Over the years, we have gone from long to short, a few permanent curls and back to long.&amp;nbsp; His ability has cheered me up when I needed it, elicited many compliments and prompted many referrals.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I often thought about the professional life of a hair dresser.&amp;nbsp; I came when I looked my worst, he worked his magic, big smiles as I admired it, compliments and I thank him as I leave.&amp;nbsp; I go out and enjoy myself and he never sees the difference it made.&amp;nbsp; The only way he knows is when I come back again and again for those few hours.&amp;nbsp; Over the 20 years I changed professions, followed him to four different salons, talked a lot about our favorite things and developed a quiet friendship that will be deeply missed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;He had faithful to him even longer than I.&amp;nbsp; His shampoo assistant had worked with him for 29 years.&amp;nbsp; She was the one that told me he had been missing for about 2 days when he didn't show up for work.&amp;nbsp; His four dogs and 7 parrots (he rescues them) were left unattended, his home unlocked and ransacked &amp;amp; cars in the garage.&amp;nbsp; While we imagined all possible explanations, we didn't want to believe the worst.&amp;nbsp; I was just stunned.&amp;nbsp; Four days later, they found his body.&amp;nbsp; It is so hard to believe that anyone could do such a thing to someone who was so generous and kind.&amp;nbsp; I attended his funeral Friday and it was packed with all of us whose lives he had touched in so many ways.&amp;nbsp;&lt;/p&gt;

      <title>Henry Ford West Bloomfield Hospital - Healthy Healing</title>
      <description>&lt;p&gt;I heard about the new Henry Ford West Bloomfield Hospital a couple of years ago when I was listing a home about a mile or two of the new facility. Since the market was declining and the home wasn't selling, the owners were encouraged with the future possibility of keeping their home to lease. The opening of this anticipating the new positions that would be created upon completion.&lt;/p&gt;
&lt;p&gt;That day has finally come with the opening of Henry Ford West Bloomfield on March 15. There was no hesitation when I heard about their open house. Not only was I curious to see what real estate opportunities it might bring to the community, I had heard about it's approach to "Healthy Healing", Eco Friendly philosophy and treating their patients like guests. No surprise when I learned that a former Ritz-Carlton executive - &lt;a href="http://www.henryford.com/body.cfm?xyzpdqabc=0&amp;amp;id=46335&amp;amp;action=detail&amp;amp;ref=568" title="Gerard van Grinsven"&gt;Gerard van Grinsven&lt;/a&gt; - is the new hospital's president and chief executive officer. The Open House delivered on my expectations from all the advance publicity-particularly "Vita" the wellness center and "Henry's" a restaurant with health conscious menus designed by local restaurateur Matt Prentice.&lt;/p&gt;
&lt;p&gt;Entering on Main Street, there are sign posts and a storefront facade modeled after a northern Michigan lodge and, in many places, features Michigan-quarried fieldstone, river rock. The first place I saw was the Living Well Shoppe where I had the feeling of entering Somerset Mal. They offer a variety of products for healthy living including supplements, fitness equipment, gifts and more. From there I entered the Demonstration Kitchen and spoke with Dr. Bruce Muma, Chief Medical Officer and tasted from micro arugula from The Chef's Garden. Along Main Street you will also find New Blooms, Henry Ford Sleep Well, Henry Ford at Home, Henry Ford Pharmacy, Caribou Coffee Shop and finally Henry's before entering the three story atrium.&lt;/p&gt;
&lt;p&gt;At the end of Main Street are the patient rooms with the beautiful Ravitz Foundation Main Atrium. Here you can relax in all the greenery and take a small nature walk on one side of the atrium complete with benches. Many of the inpatient rooms overlook the atrium here or, on the other side, an outdoor pond or landscaped courtyards. A real treat in the Atrium was the &lt;a href="http://gltskiosk.com%20" title="Great Lakes Tea &amp;amp; Spice"&gt;Great Lakes Tea &amp;amp; Spice Kiosk&lt;/a&gt; extremely complimentary to the peaceful environment. I sampled some delightful and refreshing tea and spoke with Christopher Sack (co-founder) and Charlie Sarin (owner of the kiosk) and truly appreciated their passion for tea as a healthy and tasty alternative to coffee.&lt;/p&gt;

      <title>Mortgages, the HUD statement and First time Buyers</title>
      <description>&lt;p&gt;On one of my deals recently, I was having a difficult time getting the HUD and my title company said the lender&amp;nbsp; tells the buyer how much they have to bring and it's not really necessary that I view it.&amp;nbsp; Well, I say to myself, I must be overdoing it a bit and need to relax.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Lucky for me, with my most recent closing, another title company sent the HUD over with the closing papers.&amp;nbsp; This closing was for first time buyers, 100% financing and with 6% closing costs.&amp;nbsp; They put $1,000 earnest money down and had to come to closing with around $200.&amp;nbsp; I always tell my clients that I am not a mortgage lender and I have several I would be happy to recommend (I did not recommend theirs).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img title="Piggy bank with dollar bill squeezed in" src="http://activerain.com/image_store/uploads/3/3/8/2/4/ar118280702042833.jpg" height="194" alt=" " width="226"&gt;So,&amp;nbsp;even though I don't specialize in&amp;nbsp;mortgages, it seemed to me that they should have money coming back.&amp;nbsp; I took it to my broker (it wasn't with the closing papers he reviewed) and he immediately saw that they were paying about $5,000+ for points.&amp;nbsp; All I have ever heard is that it doesn't pay to buy points-and their rate for an FHA loan wasn't really any different than a conventional.&amp;nbsp; My broker said it was really too late but he would say something to their lender.&lt;/p&gt;
&lt;p&gt;The lender said that one of the fees was because something was changing with FHA that we had to close by Friday or the rate went up and we were closing on the following Monday-and (he said) my clients insisted on FHA.&amp;nbsp; The importance of a closing day was never communicated to me and I was furious.&amp;nbsp; I told him that had I known it would cost them a couple thousand dollars, it would have closed on Friday.&amp;nbsp; He offered to explain all this to my broker.&amp;nbsp; My broker was very busy but agreed to speak with him.&amp;nbsp; A little while later, my broker came by and said the lender said something to the effect that he did not have to explain his job to someone's broker.&amp;nbsp; I thought he welcomed the idea-hmm?&amp;nbsp;&amp;nbsp; Anyway, a short time later, the lender called to say he was eating those costs and was giving them their earnest money back and wanted to make sure I told my broker-hmm.&amp;nbsp;&amp;nbsp; Plus, my clients later said they didn't care if it was conventional or FHA-that was what he recommended.&lt;/p&gt;
&lt;p&gt;Early on I had a concern about their choice of lenders but they had paid him $250 or $300 up front and felt locked in.&amp;nbsp; He was their choice and I didn't have any specific complaints so left it at that.&amp;nbsp; Needless to say, hindsight is 20/20.&amp;nbsp; It sure made me realize that not all lenders are trustworthy (my first experience like this) and the more I can go over, the better to protect my clients.&amp;nbsp; I love working with first time buyers-how exciting, nervous, trusting and fearful it can be purchasing a first home.&amp;nbsp; They would have been better off losing the $300 to gain more in the end-I am just thankful that they got their earnest money back.&amp;nbsp; This experience really made it crystal clear as to how important it is to trust the person who refers you to someone and the importance of my choice of who I refer.&lt;/p&gt;

      <description>&lt;p&gt;The following is a monthly market analysis for Northville &amp;amp; Northville Twp., Michigan.&amp;nbsp; It compares only residential homes sold in&amp;nbsp;Feb. 2009 with Jan. 2009 to determine the # of homes sold&amp;nbsp;for the month and the increase/decrease in average sold price.&amp;nbsp; It also distinguishes how many homes were&amp;nbsp;recorded to be Bank Owned/HUD. as opposed to private owned.&amp;nbsp;&amp;nbsp; First figures include all homes--private, bank owned and short sales.&amp;nbsp; In the latter part of&amp;nbsp;2008, Realtors were required to categorize ownership status so figures were not accurate and not calculated for bank owned Feb. 2008 or YTD.&amp;nbsp; To insure that most leases were not included in data, minimum sale price used was $12,000.&lt;/p&gt;

      <title>The New Social Network and Taking the Time to Comment</title>
      <description>&lt;p&gt;I love being a Realtor- particularly a realtor in Royal Oak-it's actually surprising to me that it is my favorite profession so far.&amp;nbsp; My sister (who was a Realtor and inspired me to become one) said I would probably get all the internet clients because I preferred to develop my real estate business through&amp;nbsp;my websites-she was a real people person (I hate the knocking on doors and I love the do-not-call list!!).&amp;nbsp; When I was about six and selling Girl Scout cookies, I stood by the road and sent my four year old sister to knock on the doors and make the sale.&amp;nbsp; So, you can see why I like internet marketing for my homes for sale.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yesterday I received a referral from Windsor from a RE/MAX Realtor who found my website and, after reading all about me, knew I would do a good job for their client.&amp;nbsp; &lt;strong&gt;&lt;em&gt;&lt;span&gt;Yeah&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;!&amp;nbsp; I am really happy to have a new buyer but I think I was more excited about my web site getting noticed.&amp;nbsp; I spend a lot of time putting myself out there on the internet trying to convince people that I am someone who will make a difference-sometimes I wonder.&lt;/p&gt;
&lt;p&gt;I read a lot of information on the internet-&lt;a href="http://www.remax.com" title="RE/MAX International"&gt;RE/MAX&lt;/a&gt; messaging boards, feeds from on-line sources and blogs-looking to discover what's working and not working-and I love it because it is constantly changing. &amp;nbsp;&amp;nbsp;For the first time I responded to a post on the RE/MAX message board requesting ideas on how to approach &amp;lsquo;Expireds' and offered a letter I had just created.&amp;nbsp; I was eager to share until a friend was surprised that I was giving something to the competition.&amp;nbsp; I hesitated for only a moment and remembered the nature of abundance.&amp;nbsp; I must have sent more than 50 copies of that letter and started creating a referral network-it was great.&amp;nbsp; This is also my first post in &lt;a href="http://activerain.com/states/MI/Oakland%20County/Royal%20Oak" title="Cathy Tishhouse profile Royal Oak Michigan"&gt;ActiveRain&lt;/a&gt; (I just joined about a month ago).&amp;nbsp; With my letter, a few people took the time to respond and provided feedback which was greatly appreciated.&amp;nbsp; One visited my website&amp;nbsp;for &lt;a href="http://www.cathytishhouse.com" title="Oakland &amp;amp; Wayne County Real Estate"&gt;Royal Oak Real Estate&lt;/a&gt;&amp;nbsp;and suggested an important change (which I made).&amp;nbsp; Several invited me to meet them at our recent convention in Atlanta (which I did not attend this year).&amp;nbsp; And some were just grateful because they were new Realtors trying to stay in the business during a challenging time and looking for something that would make a difference.&amp;nbsp; I was touched as I am pretty new myself (2 &amp;frac12; years).&lt;/p&gt;
&lt;p&gt;My point&amp;nbsp;is that I love it when people visit my websites, give feedback and comments.&amp;nbsp; So it really hit home when an agent in AR wrote about on-line etiquette.&amp;nbsp; I love the feedback, having people comment on a post, clients telling me they had an awesome experience finding the right home--I love making a difference.&amp;nbsp; In lieu of that (after reading&amp;nbsp;the post here), I have found myself taking the information I need from other sources and seldom leaving comments or feedback (unless asked).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The hardest thing for me (as a Realtor) is to be so involved with a client and then once the deal is complete, we disappear for each other. &amp;nbsp;I was at the post office the other day mailing a spring letter with a packet of seeds for my &amp;lsquo;sphere of influence' (which was&amp;nbsp;given to me by another Realtor in response to my expired letter).&amp;nbsp; A woman came into the post office with her son to buy stamps at the &amp;lsquo;help yourself machine' and I heard her annoyance as she discovered the machine empty and told her son "now we have to stand in line".&amp;nbsp; Later I was shopping at Meijer's and became mindfully aware of all the rows and rows of chips, cakes, meat and the traffic of carts.&amp;nbsp; I thought of life before us when people did not have a concern for standing in lines, who were probably surprised to find another person when they were hunting for food or riding to town (as we created the need for towns).&amp;nbsp; It seems our need for people and things have brought us here where we sell domains on the internet like real estate and have all the information and shopping we want at the tip of our fingers.&amp;nbsp; As much as I like the internet, knowledge and learning, I never want to lose the opportunity to have a conversation or to touch someone-even if it is only to take the time to post a comment.&amp;nbsp; And, of course, I love to assist people in finding the home of their dreams--we go home everyday--it's our space--I want people to feel "at home".&lt;/p&gt;</description>

      <description>&lt;p&gt;Second Annual Winter Market in Shain Park in Downtown Birmingham Michigan was held December December 2 &amp;ndash; 4. The city welcomed the holiday tradition with a rich European flavor.&amp;nbsp; Activities included carriage wides, visits to Santa House, ice carving and a girl making a jump rope (depicted in this video).&amp;nbsp; It was a bit chilly but there were hot drinks (and heaters) at various stations to create a bit of warmth.&lt;/p&gt;
&lt;p&gt;In keeping with the traditional German holiday market, the Birmingham Winter Market featured artisans and craftsmen selling holiday decorations, housewares, candies, baked goods and other products. Live entertainment is enjoyed by all throughout the weekend by various area choirs. Fundraising booths feature local non-profits, youth groups and others selling items and products.&lt;/p&gt;

      <description>&lt;p&gt;The following is a monthly market analysis for Ferndale Michigan.&amp;nbsp; It compares only residential homes sold in&amp;nbsp;March 2009 with Feb. 2009 to determine the # of homes sold&amp;nbsp;for the month and the increase or decrease in median sold price.&amp;nbsp; It shows all homes sold then private owned vs. Bank Owned/HUD. &amp;nbsp;In the latter part of&amp;nbsp;2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.&amp;nbsp; Ferndale Market Analysis also compares First Quarter 2009 to 2008 and year ending March 2008 to March. 2009.&amp;nbsp; To exclude leases in data, minimum sale price used was $5,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Market Analysis&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;March. 09 median sale prices increased 13% from Feb. 09 &amp;amp; a 22% increase in # of homes sold. Private owned median price decreased 15% March 09 from Feb. 09 &amp;amp; #of homes sold stayed about the same.&amp;nbsp; Bank owned homes median price increased nominally in March. 09 from Feb. 09.&lt;/p&gt;
&lt;p&gt;Mar. 09 median sale price decreased 56% from Mar. 08 &amp;amp; # homes sold doubled in Mar.09&lt;/p&gt;
&lt;p&gt;First Quarter 09 median sale price decreased 63% from First Quarter 2008&lt;/p&gt;
&lt;p&gt;Year ending Mar. 2009 median sale price compared to yr ending Mar. 08 decreased 45%;&lt;/p&gt;
&lt;p&gt;Statistics rounded to nearest % -compiled&amp;nbsp;from RealComp II data believed to be reliable.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>New Things About Short Sales Sellers Need to Know</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/7/5/1/5/ar123784063251573.jpg" height="123" alt="" width="154"&gt;About a year and a half ago, I attended a day long seminar on foreclosures.&amp;nbsp; Short sales happened to be a secondary topic.&amp;nbsp; Led by an asset management company who listed foreclosures, they recommended it would be a good idea to do &lt;a href="http://metrodetroit-homes.com/post/996673/basics-of-a-short-sale-why-would-you-do-a-short-sale-and-understanding-how" title="Basics of Short Sales"&gt;short sales&lt;/a&gt;.&amp;nbsp; That was the first I had heard of them so I kept increasing my knowledge of the short sale process until I finally successfully closed my first one.&amp;nbsp; For an explanation of a short sale, click here. &lt;p&gt;It seems that every other listing now says "subject to third party approval".&amp;nbsp; So not a surprise when our title company teamed up with a law firm to assist with short sales.&amp;nbsp; The law firm consults with sellers as part of an upfront fee that the seller pays.&amp;nbsp; The title company will collect the hardship package, contact the bank/lender and continue to facilitate the short sale.&amp;nbsp; However, not all are companies promoting short sale services are equal.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A new title company (soliciting my business) recommended a third party who turned out to be a company that negotiated for an investor.&amp;nbsp; They find out how low the bank will go, sell to an investor and make their money on a percentage of the profit when the investor buys (very simplistic explanation).&amp;nbsp; I received an offer on one of my short sale listings (far below the home's value) which was contingent the buyer's representative taking over the process.&amp;nbsp; On the first scenario, it was my buyer and I was suspicious when they wanted to make sure that my broker would sign the HUD.&amp;nbsp; I realized they were doing something similar to the investor scenario I described.&amp;nbsp; While it is very tempting to have someone deal with all the paperwork, agents want to be careful when turning the process over to a third party.&amp;nbsp; It is a must for Sellers and buyers to get representation from a Realtor experienced with short sales.&amp;nbsp; Successfully closing and protecting credit is the ultimate goal.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There were a couple of things I learned from the lawyer affiliated with our Title company.&amp;nbsp; The bill to extend the &lt;strong&gt;&lt;em&gt;Mortgage Debt Relief Act of 2007&lt;/em&gt;&lt;/strong&gt; which "allows taxpayers to exclude income from the discharge of debt on their principal residence" has been extended to 2012.&amp;nbsp; The lawyer also said that he has been seeing a change in the amount being recorded on a Sherriff's sale.&amp;nbsp; Previously the lender recorded what was owed on the property.&amp;nbsp; Essentially this establishes the debt as paid since the initial debt has been recorded in a sale.&amp;nbsp; However, he is seeing lenders entering a low amount which allows them to go after the debt since technically they recouped less than the amount owed.&amp;nbsp; He suspects that they may start packaging them and sell these to debt collection agencies.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While everyone (agents, sellers &amp;amp; buyers) should thoroughly read all closing documents, it is vital to take extra care in short sales.&amp;nbsp; The lender will agree to the short sale and release the mortgage but may not cancel the note or obligation to pay any deficiency balance (in light of paragraph above). &amp;nbsp;The lender may have written in some sort of agreement for the seller to pay back the deficiency amount.&amp;nbsp; While they can forgive it entirely, this is negotiable and lenders may agree to a reduced cash amount to be paid immediately or for a balance (negotiated) to be paid in some sort of note.&lt;/p&gt;
